Problem :

Long-lead procurement items and supply chain volatility further threatened the critical path and Certificate of Occupancy timeline.



Solution :
I implemented a disciplined Waterfall project management approach grounded in PMBOK governance. This included zero-based budgeting, a formal Change Order Control Board with mandatory cost offsets, and phase-gate reviews to prevent uncontrolled scope expansion. An integrated master schedule with critical path tracking was maintained throughout the construction phase, with early procurement of long-lead items to mitigate supply chain risk. Formalized communication protocols ensured consistent alignment across all stakeholder groups.






Challenge :
A major supply chain disruption threatened to delay custom window installation by six weeks, placing the Certificate of Occupancy milestone at risk. To protect the critical path, I resequenced the construction schedule, implemented temporary weatherproofing, and advanced interior workstreams to maintain productivity. This pivot preserved schedule integrity without triggering budget overruns or contract renegotiations.
Summary :
The project was delivered 3% under the $5M budget, achieved 100% schedule milestone adherence, and successfully coordinated 45+ professionals without major conflicts or scope creep. Luxury-grade units were delivered on time, setting a new comparable sales benchmark for the neighborhood.
